Before we can agree a tenancy, we will need to carry out some personal checks. We use a tenant referencing agency who will complete these on our behalf They will confirm that you can afford the rent, and may take out additional references from your employers or previous landlords.
​
Sometimes our referencing company may instruct us to take a guarantor, who will be responsible for paying your rent if you fail to do so. Any guarantor you provide would additionally need to go through our referencing checks and may be charged.

Fees
​
We charge no administration fees for anyone renting a home directly from us. If however you chose to rent one of our houses via a high street estate agency, they may charges which we have no control over - you should confirm the cost of these with the estate agency.

Security Deposit
​
Should your application be successful, we will need you to provide us with a security deposit. This will be held securely within a government approved scheme until the end of your tenancy. More details of the scheme we use can be found HERE
Student Accommodation
All our student houses are classified as Houses of Multiple Occupancy (HMOs).
They need to meet high levels of safety, and are inspected by the relevant local authority to confirm their suitability. All of our student HMOs are licensed, a copy is held within the tenant information pack that we provide in the house.
